Austin Real Estate Broker Reminds First Time Homebuyer Tax Credit Expires

Press Release: Austin Real Estate Agent Warns That $8000 Tax Credit is Set to Expire. Austin real estate broker and author Kenn Renner reminds first time homebuyers that the $8000 federal tax credit will expire November 30th, 2009. In February 2009, President Obama signed into law the American Recover and Reinvestment Act of 2009. One of the key components of the act was the $8000 First Time Home Buyer Tax Credit. Basically, a gift from the federal government to be allocated to qualified first time homebuyers. The act has been received favorably by consumers, real estate professionals, and homebuilders. The National Association of Realtors recently reported that 53% of todays homebuyers are first timers. Experts give credit, in part, to the $8000 tax credit. Low interest rates and low prices have also played a big part in the home buying activity. Buying a first home at the right time is always a good move, comments Kenn Renner, real estate expert with Keller Williams Realty. Homebuyers just need to realize that the tax gift is going away and that now is the time to take action, he added. Just as the cash for clunkers program recently expired, the first time homebuyers tax credit is set to expire. The deadline is Monday, November 30th. This day is the Monday after the Thanksgiving Day Holidays. Title companies, escrow companies, and mortgage companies have been alerting the real estate community and their clientele to not wait until the last minute to close on a home as they will be overwhelmed with home buyers trying to beat the deadline. I have heard some title companies mention they will need purchase contracts in by late October to ensure they have plenty of time to meet the deadline, Kenn explains. First Time Home Buying Secrets - Rent Vs. Owning

One of the things that this is all about is about those relationships. One of the things that I wanted to say is this: don’t ever ever think that we are too busy to talk to you guys. I work with everybody individually and just because I may not be able to get back to my phone call within two or three hours, I will get back with you. Because what people say is, “oh, he’s too busy.” Even after this seminar is over, there’s going to be several of you that crowd up here and that’s why we’re going to have our other agents to talk and answer questions and things like that. Just realize that every single one of you is important and it has nothing to do with if we sell you a house or sell you a mortgage. If you want information or you want knowledge or if you want some wisdom, we’re here to help. To make it even easier, I’ll be at the DR Horton model in Creekview subdivision, which is in Cedar Park. There’s a map in the back of your hand out. I’ll be there form 1 to 5 on Saturday. Just come any time. I’m going to hang out and talk with the on-site agent and talk to people about new homes. Kenn Renner guides a tour through Avery Ranch Golf Course Transcript: The first stop on our tour is the Avery Ranch Golf Club and the crown jewel of Central Texas golf courses, the Avery Ranch Championship Golf Course. Avery Ranch is a full service golf course facility with a main clubhouse and pro shop, which sits high on top of a ridge overlooking a large lake. The clubhouse features a very comfortable lounge area and the ever popular Sunset Grill and Bar. The restaurant overlooks gorgeous Avery Lake and the Brushy Creek trails and park system. Enjoy state of the art practice facilities including a full size driving range, numerous practice putting greens. Avery Ranch Golf Course is an 18-hole championship golf course. It is 7121 yards from the championship black tees and 6594 yards from the gold tees. On our tour today, all measurements for yardage will be from the gold tees. Starting with hole number 1, a 354 par 4. Slight dog leg left. Youll want to carry the first bunker to set yourself up for another challenging second shot into the green. The green on the first hole has a ridge running down the middle of it which makes for challenging puts. Looking back from the first green towards the tee box, you can see the well manicured bunkers of the Avery Ranch Golf Course. Hole number 2 is a 369 yard par 4 that is pretty much a straight shot. Youll want to avoid the grove of trees in the fairway to the left so that you can have an advantageous approach shot. Once again, Averys custom homes line the fairways. The second green is relatively flat offering a good chance for a birdie. But beware of the pick bunker on the right side. Hole number 3 is a challenging 526 yard par 5 where you have to take your drive over a large pond and running creek. Youll want to give it all youve got, but make sure you dont hit it in the grove of trees to the left. Keep it in the fairway. Put high and to the right, just this side of the bunkers in t

First Time Home Buying Secrets - Truth About Home Prices

Transcript: Kenn Renner: Thanks Kenton. Alright, hopefully you’re feeling a little bit more comfortable about the whole thing. Let me show you a graph that really makes it clear. This graph, I’ve used it across the nation, and it really spells out the fact that there is no national market. The markets depend on where you’re at. Like Kenton said, there was a 4.44% appreciation, actually that was for 2008, that statistic. That was last year. Now, did you read anywhere about that? No, all you heard about was the national crisis. Values going down and people losing their homes. We went according to OFHEO.gov. That’s the federal government’s housing index website that they go to in order to make policy for Congress. So they’re not making this stuff up. It went up 4.44%, but all we hear about is the negative markets. You know why? Because guess where the media comes from? Where is the media stationed at, pretty much? On the coasts. New York, California, right? And so they’re thinking from inside their bubble window, and guess what sells better, good news or bad news? If it bleeds, it leads, right? I’ve stopped looking at the newspapers and now I’ve stopped looking at the headlines when I walk by to get my breakfast tacos in the morning. I’m just tired of looking at the negative thing. And my wife doesn’t listen to the news at all and guess what? She’s joyful, nothing affects her, everything is cool. You know, I told her about that plane crash in the Hudson River and the hero and all that and she said “what plane crash?” You know why? Cause it’s not that important. It’s really not. You know, when you really think about it, it’s more about dealing with your family and your home and raising up good kids and having a prosperous life. I mean today, Suzanne Jacobs from Gracy Title Company sent me an article in the Austin Business Journal saying that Austin was the #1 job growth area in the entire nation.
