Numerous matters: A term used in the title industry to indicate that any number of judgments, liens, and other potential claims are showing against persons with similar names.

Statement of Identity: A confidential form typically completed by the seller(s) of real property that title companies use to help determine if judgments, bankruptcies, divorces, or liens that show against persons with similar names can be eliminated from the title report. Some of the unique identifiers used on the form include date of birth, social security numbers, past residences, marriage history, and maiden names.

Judgments, Liens, Court actions: Legal monetary claims that encumber real property and typically need to be satisfied or removed from the title records before a property may be sold.

Identity Affidavit: Often used in the same text as a Statement of Identity. An affidavit is a written statement or declaration that is sworn to or affirmed before a Notary Public or someone who has the authority to administer an oath or affirmation.
