I have long been a proponent of using Median and NOT Average price when looking at Real Estate Stats. Here is the prime example why, Mike Vernon's house. The former Flame Goalie set a record for the MLS with his 10.3 Million Dollar Sale. That's great for the market, but not for its stats.
